This challenging subdivision required constant coordination and consultation with the neighboring property owners regarding tree removal/retention, and half road construction. This subdivision was able to create a connection through this neighborhood for both vehicle traffic and pedestrians while maintaining the neighborhood character created by the surrounding developments. Our services included preparation of the subdivision layout and the interface with the surrounding properties, obtaining Council approval for the rezone, designing the; new road networks, storm sewer systems, sanitary sewer systems, and water mains, coordination with the project contractor to inspect all civil works, and address ESC monitoring to confirm bylaw compliance.

SOCO in Coquitlam

SOCO by Anthem Properties is a high density mixed-use, multi-phased development in the Burquitlam-Lougheed neighbourhood of Coquitlam. It is a transit oriented development within walking distance to Lougheed Town Centre SkyTrain Station.
The civil works included a new road network, including a new road connection between North Rd & Lougheed Hwy, to help alleviate traffic congestion at the North Rd & Lougheed Hwy intersection. It also included a complex retaining wall, moment slab, and traffic barrier adjacent to the existing H-Mart building to accommodate steep slopes on the site.
The civil utilities included a large diameter sanitary sewer which connected to a large diameter Metro Vancouver trunk sewer, and included a detailed permitting process and night-work on North Road. It also included new storm sewers and watermains to service the development and new traffic signals on North Road.
The project also required permitting from the Ministry of Transportation and Infrastructure due to proximity to Hwy #1 and the closure of Delestre Ave.
Georgetown Phase 1 in Surrey, BC

Georgetown is a multi-phased and multi-year mixed-use development in the City Centre area within the City of Surrey. Anthem Properties is nearing completion of Phase 1, which is comprised of the first, 30-storey residential tower with mixed use commercial podium. There are nearly ten subsequent phases planned and H.Y Engineering is currently working on the detailed design for Phases 2, 3, and 4 across the street.
14 Lot Subdivision in Cloverdale, Surrey

H.Y. Engineering has been involved with this project from feasibility to completion. The H.Y.E. Planning Department provided our Client with a feasibility study and preliminary cost analysis for the property. Planning services included liaison with the City and neighbouring property owners/developers to establish maximum development potential and cost savings opportunities beneficial to all parties.
Once the subdivision was approved, H.Y. Engineering provided subdivision layout and off-site design, project management services, construction services, Erosion and Sediment Control (ESC) design and monitoring, and inspection services. The designs illustrated a storm water management plan, lot grading and infiltration gallery details, sanitary main extension and connections, watermain extension and connections, and significant roadworks design including the upgrades of the existing 64th Avenue arterial road, the extension and completion of the 64A Avenue collector road, and a lane to be constructed behind the development all with required sidewalks, curbs, gutters, and streetlighting.
2 Lot Subdivision on the Panorama Ridge Hillside

H.Y. Engineering provided planning, engineering, and survey services for this private two lot subdivision on 56th Avenue in Surrey. The property is situated atop a steep slope, with properties below, requiring additional efforts for Erosion and Sediment Control (ESC) and storm water management design which involved significant coordination with the City of Surrey Planning Departments (Subdivision and Building Divisions), the City’s Engineering Department, and with various sub-consultants (geotechnical, landscape, building design, directional drilling etc.) to address the engineering concerns of the site. H.Y. Engineering prepared off-site designs illustrating lot grading, and connections to the sanitary, storm, and water services as well as provided the design for the Erosion and Sediment Control (ESC) system implemented for the construction of the new home on the property.
