Cost Estimates & Proformas

44 Unit Townhouse Development – Langley

The civil works included two new local roads and a new lane, as well as road upgrades along existing 84th Avenue. New watermains, sanitary sewers, and storm sewers were also installed as well as street lighting. Detailed site grading and site servicing were designed within the site including consideration for retention of a large tree near building foundations, street lighting, and a water meter chamber. Erosion & sediment control design and monitoring was also included.

This project was involved in complex cost sharing agreements and latecomer applications, which were used to clarify funding responsibilities for shared frontages and shared downstream upgrades as well as negotiations for road right-of-ways.

27 Lot Subdivision – Surrey

This challenging subdivision required constant coordination and consultation with the neighboring property owners regarding tree removal/retention, and half road construction. This subdivision was able to create a connection through this neighborhood for both vehicle traffic and pedestrians while maintaining the neighborhood character created by the surrounding developments. Our services included preparation of the subdivision layout and the interface with the surrounding properties, obtaining Council approval for the rezone, designing the; new road networks, storm sewer systems, sanitary sewer systems, and water mains, coordination with the project contractor to inspect all civil works, and address ESC monitoring to confirm bylaw compliance.

6 Storey Apartment Building – Langley

The civil works included a new road arterial road, a new local road, and a new lane as well as road upgrades along existing 84th Avenue. A new DCC funded sanitary trunk sewer was installed along the project frontage and downstream to the Carvolth bus exchange to provide a much-needed bypass for the Township of Langley’s sewer system in this neighborhood. Complex cost sharing agreements and latecomer applications were used to clarify funding responsibilities for shared frontages and shared downstream upgrades as well as negotiations for road right-of-ways.

Other civil works included new watermains, perimeter grading, street lighting, storm sewers, and erosion & sediment control.

Oakridge in Vancouver

H.Y. Engineering is providing Civil Engineering and Construction services for the redevelopment of the Oakridge Mall. The redevelopment involves the demolition of the majority of the existing mall and construction of approximately 14 residential towers and new retail and office space. HY Engineering’s role was to design on-site servicing to allow for phased demolition and construction and to design off-site roads, sewers and water mains to service the new development. H.Y. Engineering also provided full time inspection services and contract administration services.

SOCO in Coquitlam

SOCO by Anthem Properties is a high density mixed-use, multi-phased development in the Burquitlam-Lougheed neighbourhood of Coquitlam. It is a transit oriented development within walking distance to Lougheed Town Centre SkyTrain Station.

The civil works included a new road network, including a new road connection between North Rd & Lougheed Hwy, to help alleviate traffic congestion at the North Rd & Lougheed Hwy intersection. It also included a complex retaining wall, moment slab, and traffic barrier adjacent to the existing H-Mart building to accommodate steep slopes on the site.

The civil utilities included a large diameter sanitary sewer which connected to a large diameter Metro Vancouver trunk sewer, and included a detailed permitting process and night-work on North Road. It also included new storm sewers and watermains to service the development and new traffic signals on North Road.

The project also required permitting from the Ministry of Transportation and Infrastructure due to proximity to Hwy #1 and the closure of Delestre Ave.
