9 Lot Subdivision in

This subdivision included the creation of 9 single family residential lots.  The existing house on the property was retained on one of the new lots and the overall subdivision concept has maintained the half acre (gross) lot size in the neighborhood. In addition, our subdivision design also includes a concept that will interface with future development on the north side of 27th Avenue.

The site servicing included significant road upgrades as well as the construction of a new cul-de-sac bulb. The ultimate site grading was addressed through minimal retaining walls in order to address undeveloped neighboring properties. In addition, the development also required full storm sewer, sanitary sewer, and water main upgrades in order to service the current and future development. Tree preservation was a concern in this area and a significant number of trees were retained with covenants and unique building envelope designs.

The subject site is adjacent to the Sunnyside Acres Urban Forest Park (located on the east side of 144th Street) and also includes a greenbelt area located at the rear of the proposed lots (dedicated to the City as parkland). This greenbelt is in addition to the existing greenbelt that is running east to west and serves as a connection to the Sunnyside Areas Park for wildlife and pedestrian traffic.

This project required close interaction with the neighboring property owners in order to develop a concept that is consistent with the immediate and surrounding areas as well as ensuring proper interface with existing and future development.

Blue Vista Townhouses

This is a 24 Unit Townhouse in- fill Development located in North Surrey in which H.Y. Engineering Ltd. contributed to the on and off-site design of this development.  The off-site design included liaison with the Department of Fisheries and Oceans (DFO) in order to gain approval for a storm outfall into the creek and the build of a walkway across the fisheries watercourse into the large dedicated park.  Further, as a part of the off-site design, H.Y. Engineering Ltd. designed the extension of the storm and sanitary sewers  through the residential lane.

The Grove: 144 unit Townhouse Project

This is a large multi-family townhouse development consisting of 144 units.  The development has utilized many sustainability features  on-site to benefit the residents of this development.  Some of these sustainability features include in-ground infiltration, enhanced topsoil, and water quality devices.  Also, the development features a large amenity building for the local residents of this development.  The on-site works total value is approximately $1.3 million. The off-site components of this development included the design and construction of a 12 inch watermain for approximate 150 meters in front of the development with an approximate cost of $260,000.00.

 

H.Y. Engineering Ltd. designed both the on and off-site works for the multi-phased development making this a beautiful development in the City of Surrey. H.Y Survey has also worked on this development from the raw land state including preparing the topographic and tree survey, subdivision plans ,consolidation plans, strata plans, and as-constructed surveys.   H.Y. Engineering  continues to work on this project through weekly Erosion and Sediment Control monitoring of the works until the completion of the development.

20 Lot Subdivsion

This single family subdivision of 20 lots in Langley was located in an established neighbourhood.  We worked with the Township of Langley Planning and Development Department to determine the necessary public access walkway location.  Additional works were required to address the landscape buffer planting required along Fraser Highway in order to mitigate the noise and sightlines to the busy road. The buffer design also demonstrates Crime Prevention Through Environmental Design (CPTED) and provides street furniture as an amenity feature for the neighbourhood.

The civil engineering works required for this subdivision development included on-site detention in order to address storm water run-off, a rear lot drainage system was also designed for the east portion of the lots.  The water main to these new lots is serviced through a looped water system.  In order to accommodate the new lots, upgrades were required to the existing off-site storm sewer main.

We completed this project with Platinum Enterprises ltd, with the assistant of the Landscape Architect, Arborist, Project Contractor, etc.

10 Lot Subdivision

This 10 lot single family development is an infill development with average site grades exceeding 10%.  This project is located in a highly visible area of Surrey being in close proximity to the Skytrain and major commuter routes.  Due to the location of the development a number of off-site works were designed and built to suit the area.  For example, H.Y. Engineering Ltd. designed the traffic circle in order to create traffic calming in the neighbourhood and also worked with the project sub-consultants to design a sound attenuation fence and architectural concrete retaining walls to reduce the noise along King George Boulevard while being visually appealing.  The project required a number of approvals from Metro Vancouver and Translink in order to design and construct a new storm sewer underneath the Skytrain line. Currently, H.Y. Engineering Ltd. is working with the developer to complete the development.
