The Grove: 144 unit Townhouse Project

This is a large multi-family townhouse development consisting of 144 units.  The development has utilized many sustainability features  on-site to benefit the residents of this development.  Some of these sustainability features include in-ground infiltration, enhanced topsoil, and water quality devices.  Also, the development features a large amenity building for the local residents of this development.  The on-site works total value is approximately $1.3 million. The off-site components of this development included the design and construction of a 12 inch watermain for approximate 150 meters in front of the development with an approximate cost of $260,000.00.


H.Y. Engineering Ltd. designed both the on and off-site works for the multi-phased development making this a beautiful development in the City of Surrey. H.Y Survey has also worked on this development from the raw land state including preparing the topographic and tree survey, subdivision plans ,consolidation plans, strata plans, and as-constructed surveys.   H.Y. Engineering  continues to work on this project through weekly Erosion and Sediment Control monitoring of the works until the completion of the development.

Blackberry Walk

Blackberry Walk Townhouses is a unique townhouse development within the City of Surrey. It is a 55 unit townhouse development that has incorporated enhanced drainage sustainability features including ground water infiltration, enhanced topsoil, and water quality devices such as pervious pavement for the on-site parking stalls.  This development also includes a parkland walkway system throughout the site which connects to the neighbouring development.

H.Y. Engineering Ltd. has prepared both the on and off-site designs for this development which has an average site grade of 5-8%.  The  on-site design includes the enhanced sustainability features for drainage and the off-site design includes the design of 300m of sanitary and storm servicing required for the immediate area.  H.Y. Engineering Ltd. has also prepared the Erosion and Sediment Control (ESC) Designs for both on and off-site as well attends to monitoring the site for the compliance of the Erosion and Sediment Control devices. The overall site servicing costs for this project are approximately $1.5 million.

Queen Mary Elementary School

The Vancouver School Board retained H.Y. Engineering Ltd. to assist in the necessary civil engineering works required to retain the existing heritage building of Queen Mary Elementary School in Vancouver and demolish the secondary building in order to construct a new structure for the classrooms and gymnasium. The civil works included upgrades to all on-site services as well as minor off-site works to address applicable service connections.

The Building Permit process required two (2) phases for the civil engineering works. The first phase  included the preparation of detailed design drawings and obtaining the necessary approvals from the City of Vancouver in order to complete a temporary servicing concept to service the portables. The second phase included the preparation of detailed design drawings and obtaining the necessary approvals from the City of Vancouver in order to complete the permanent servicing concept to service the new re-built school building.

This project involved close liaison with the Vancouver School Board, the City of Vancouver Engineering Department, the project Architect (IBI Group), various sub-consultants, and contractors.
